My commission rate

I provide you with full service:

• Verify current market value of your property by doing a BPO
• List your home on the Multiple Listing Service (MLS)
• List your home on Realtor.com
• List your home on Google, Yahoo, Trulia, Oodle
• List your home on our company web site
• Placement of a company sign
• Up to 15 pictures taken for MLS & Internet marketing
• Place home on MLS caravan
• All negotiations with buyer and/or buyer’s agent
• All required paperwork & mandated disclosures
• Interaction with inspectors, appraiser & escrow officer


Straightforward talk:

By law all commissions are negotiable. There must be a 'meeting of the minds' where all parties involved agree upon the final commission rate.

Though not mandatory, commissions are typically split 50/50 between the listing agent and the selling agent. I negotiate my commission fee based on the listing price. For me it's all about time, energy and money, the more realistic a seller is with the listing price the lower the commission rate I'll accept. I perform 80 - 100 Broker Price Opinons per month for several large banks therefore I know what your home is worth and will suggest a listing price for you to consider, however, the ultimate listing price is up to you. Currently I charge anywhere from 1.50% - 3.00% (no less than $2,500) for the listing side of the transaction. Remember, the more realistic you are with the listing price the lower the commission I'll accept.

A seller may also request what is known as a 'varible rate' commission. This can occur if the listing agent also represents the buyer. In this case the agent may discount the commission rate, normally 1% but then again, this is a negotiable amount that must be agreed upon prior to the listing agreement being signed.

The amount offered to the selling agent in the MLS is also something the seller choses. Typically the amount offered is somewhere between 2.00% and 3.00%. One of my duties as your agent will be to inform you of the amount of commission offered on comparable active listings (the other homes you will be competing against). The amount you offer may or may not influence the amount of agents who may show your home to their clients.


There is no "fluff en puff", no 50 page presentation folder to bore you with, just honest, experienced & straightforward representation. My intent is to give you full service at a very fair price.
